The Design Process
We will send you a Time and Material design Agreement with a high-level estimate of the project’s potential costs. We do not guarantee the estimated cost for the remodel since the design will determine what the costs come out to be. The design may have several schemes from which to choose, particularly with the Light Structural and Heavy Structural Designs.
The Design Phase
Once the design contract is approved, we officially move into the Design Phase. This is a collaborative stage where we translate your vision into a concrete plan using JobTread for all documentation and communication.
We kick off the process by setting up your project in JobTread. This ensures a transparent line of communication as we begin organizing your ideas and project goals.
The design officially starts here. We take your initial pictures and ideas and begin translating them into a visual format on paper.
We continue to evolve those initial concepts, building out the functional drawings of your project to ensure the layout meets your specific needs.
During this phase, we provide a preliminary estimate of the entire build.
- The Budget Review: If the estimated costs exceed your budget, we will review the project with you and provide ideas to reduce costs (such as reducing scope or product selections) and recommend how to proceed.
Once the general budget is aligned, we move into the selection process to choose your final finishes. By the end of this phase, you will know exactly what your project will look like and exactly how much it will cost to build.
With the design and final costs set, we complete the permit-ready plans and provide the official cost to build (the formal bid vs. the previous estimate). This concludes the design portion of our work.
In the final step, we finalize all documentation and schedule the build phase. Your project is now ready to move from the design board to the construction site!
The Build Phase
The time we’ve all been waiting for, the Build Phase! We did it! You made it! Our team will begin the build process. The build phase has several important milestone markers:
PRE-CONSTRUCTION CONFERENCE
We’ll conduct a pre-construction conference before any work will start and put down site protection, which begins the deliberate remodel process. We will clean up at the end of each day and record our progress in a daily log.
PRE-DRYWALL CONFERENCE
We make sure the project has been built as we agreed. This is when the rough inspections are conducted, and the non-critical path items need to be determined. There should be no changes since this is when things get covered up.
SUBSTANTIAL COMPLETION CONFERENCE
We are done, and you are moving into the space. We make sure everything is as agreed and working properly. A punch list is generated for minor adjustments.
FINAL COMPLETION
We have taken care of the minor odds and ends, and the project is complete. We’re on our way with a high-five, and we will see you again soon!
